Recognising a gap in the market for high quality HMO training that delivers, property investors and developers Niall Scott and Matt Baker use their experience to develop and provide bespoke training for those interested in branching out into or advancing their current HMO and Coliving portfolios.

The HMO Platform® is designed to give HMO investors and developers the confidence and skills to grow their property portfolios and create consistently high profits. Focusing on our Tenant F.I.R.S.T. Method, we work with clients to implement the five key principles of becoming a Next Level Landlord®.

The HMO Platform® provides not only the tools and ‘how to’ methods to create coliving HMOs, but critically it provides direct access to our sister development company's, Scott Baker Properties', team of architects, project managers, designers and planners who work together with our clients so they are not overwhelmed, and can see a systematic process to make their projects a reality.

The only way to really ingrain the knowledge people need in a relatively short space of time is to learn as they develop consistently high quality Next Level HMO’s®, while organically building their own team as their business begins to scale so they are equipped to repeat the process.

By providing tailored support to landlords and investors, we empower them with the confidence and processes necessary to create a high-cash-flow and sustainable property business through HMOs.

We are aware other trainings and courses are out there, but we believe we have the most effective programme given the amount of input given to the clients on our 12-month programme.

Matt Baker

CEO & Co-Founder

Co-founder of the Scott Baker Property Group and twice #1 best-selling author, Matt Baker found his calling as an investor and developer in 2015, and has been passionate about converting houses and commercial properties into shared living accommodation ever since.

He is recognised in the property industry as one of the country’s leading HMO and coliving educators.
Originally a professional pianist and teacher, learning, educating and working with others is something that is very important to Matt.

As an experienced HMO and coliving developer Matt recognised a gap in the market for high quality HMO and coliving training that delivers, and The HMO Platform was born. Matt develops and provides bespoke training for those interested in branching out into or advancing their current HMO and coliving portfolios.

Matt’s wider vision is to have a positive impact on shared living communities across the globe to create lifelong peace of mind and well-being for both tenant and landlord.

At Home

We support the Clock Tower Sanctuary (CTS) based in Brighton. The Clock Tower Sanctuary are the only drop-in day centre in Brighton & Hove for 16-to-25-year-olds who are homeless or insecurely housed.

They provide practical and emotional support to help young people to move from crisis to stability.

We have supported Clock Tower Sanctuary by fundraising at our annual Summer and Christmas events, donations from our networking event, and participating in events such as the Big Sleep Out.

And Away...

For every client that joins any of our training or mentorship programme we give a portion of our sales to house disadvantaged families in the Philippines via the giving platform B1G1.

Why the Philippines? We have several loyal VA's on our team and we wanted to support a foundation that does good in their home country.

As a company we believe that a business should do more than just attract opportunity for itself and feel it's our responsibility to create 'more' so we can contribute more as well.

We does this through advocating the UN Goals for Sustainable Development, which provides a framework for how businesses, like ours, can make charitable donations towards the world's biggest sustainability challenges.

We champion Goal 8 and Goal 11 as this is where we believe we can make the biggest difference through donations, business practice and the provision of quality homes.
