Meet The Team
You’ll often hear Matt introduce himself as the Piano Playing Property Investor. An expert in HMO and Co-living, Matt found his calling as an investor and developer in early 2015 and has been passionate about converting houses and commercial buildings in to shared living accommodation ever since.
Originally a professional piano player and teacher, Matt has always been interested in, and had a knack for, setting up and running successful businesses. With his first venture, Thame Institute of Music, in South Oxfordshire being sold in 2018 after 6 years of operation, Matt is well placed to help others build and excel their own businesses especially in property.
Whilst running Thame Institute of Music Matt, with business partner Niall, also began Scott Baker Properties. Here they have grown a successful property investment and development business with a substantial portfolio of high-performance properties. For Matt, education and educating others is something that is very important. Having been a music teacher, a speaker and mentor for a key property education provider, and of course, knowing property from the ground up, Matt wanted to take educating others to the next level.
Recognising a gap in the market for advanced HMO training The HMO Platform was born. Matt now develops and provides bespoke training for those who are interested in branching into or want to excel their current HMO and CoLiving portfolios.
Matt Baker is also the host of Property Jam with Jo Akhgar and Niall Scott. A podcast dedicated to talking about the human side of property. It’s the real-talk property podcast the industry has been waiting for.

Niall understands that people are more important than property, after all it’s the people you surround yourself with that will ultimately make or break you as a property investor and developer. As such, Niall surrounds himself with good people from coaches and mentors to power teams, and when it comes to tenants, Niall makes use of the Tenant First model developed and now taught at The HMO Platform to ensure that tenants are best suited.
With a background in customer service, Niall is able to understand the importance of building relationships and as such can often be found networking at BNI (Business Network International) and property events representing Scott Baker Properties.
Following a similar educational path as Matt, Niall also trained with the same property education provider where he later went on to coach students at the 3-Day Property Investing Trainings. It was on one of the courses that Matt and Niall met and found they had similar strategies and got along very well. From here Niall and Matt began Scott Baker Properties and their property portfolio went from strength to strength.
Niall’s love of meeting new people means hosting The HMO Platform’s Next Level HMO Workshop is an absolute pleasure, as well as building relationships with current Masterminders. Niall loves to source properties, something that comes in very useful during the workshop’s ‘deal clinic’ and Mastermind sessions, and ultimately helps other landlords to progress, grow and improve their portfolios.

Moving to Paris to study a Foundation Degree in Interior Architecture, Salla went on to pursue a BA (Hons) Degree in Materials Practice at the University of Brighton in 2010. With the knowledge of how to make interior furnishings and style an interior space, she then founded the award-winning ContemporaryLab Ltd - the first graduate designer collective in the UK.
Salla recently turned her attention to new things, working as a lettings negotiator alongside her most recent degree in Business Management and Marketing. Also a qualified yoga teacher and massage therapist, her awareness of health and wellbeing offers a unique eye to interior design and property marketing.
Interior Design Expert
Having worked at the Town Planning Expert (TPX) for the past 5 years, Ema has carved a niche for herself as TPX’s HMO and Housholder Lead Planner. Passionate about her work, Ema always strives for the best outcomes which includes gaining 6 HMO approvals in one committee planning meeting so far!
A specialist in Change of Uses, Permitted Development and householder Planning Permission works for HMOs, we are very lucky to have Ema as our Planning Expert for The HMO Platform Mastermind where members have access to her expertise through us.
As a qualified architect and RIBA member, John provides support to our Masterminders in creating floor plan options and project appraisals.
He is experienced in schemes of all sizes, from one off new-build houses, to large-scale city centre development.
His skills are invaluable to maximise projects in a design-led way that balances project viability and tenant experience.
With over 8 years’ experience in Marketing, Lara originally cut her teeth in London as a Marketing Manager for a well-known broadcaster where she oversaw the marketing for four TV channels. It wasn’t long after leaving London that Lara found property and redirected her skills to this area as the Head of Marketing for Devon based Property Education provider.
Lara has since set up her own marketing company and is Head of Marketing for The HMO Platform, as well as an expert offering advice and guidance to The HMO Platform Masterminders.
